Felt the inspection was done poorly. Things I felt should have been picked up weren't. These faults include bedroom windows that are screwed shut and can't be opened, have no operating wind out openers. No exhaust fans in closed up internal toilets. No lift off hinges in toilets. Bathroom and ensuite exhaust fans have no venting to the outside and blow directly into the roof space. Hot and cold taps on the wrong side, so probably weren't tested. This house is on stumps so was hoping for a thorough inspection of crawl space. I understand it's tight near the rear and dirt/sand underneath but it is apparent from the photos they just stick there head and camera near the opening and took photos. Whilst it's tight and dirty I was able to access the underneath crawl space. Also paid for the thermal inspection which was a couple photos of the ceiling. Have tried contacting these guys and whilst I understand it was the Christmas break I gave them until businesses had resumed normal hours. Kept being told that Russel would contact me to which no one has.

I posted the following last Friday 6 September "Your inspector missed a major structural fault. Window had been removed by former owner lintel support removed supporting the roof of our garage not good enough". Russell contacted us and visited our home and explained that we had not contracted his company to inspect our free standing garages - these are not included in a review unless the owner specifically requests this. Despite the fact that this was not his oversight Russell visited us and offered to pay for the bricklayer to build brick piers to support the garage roof. Russell was concerned that we were out of pocket because of our oversight, hence his offer. Note to self read the contract in future !! Free standing garages are rare in Perth nowadays this problem probably does not occur very often. Russell really does care about his customers. Russell will also make sure that clients are made more aware in future of this and I suggested that the report could have included a note about the garage being present but not included in the report. Thank you for caring about us Russell. I would now Rate WA Building Inspections as 5 stars

Exceptionally thorough inspection completed by Russell. We got a combined building and termite inspection and received an 82 page report with so much detail and pictures. Major structural defects were detected and Russell was available to discuss the report further and even recommended a trade to conduct the work. Highly recommend, other building reports we received previously were sub standard at best.
Russell was so helpful in presenting the real condition of the property and in explaining the issues that might or might not cost me after the acquisition of the asset. I have added the thermography to ascertain the real condition of the property. Thermo report gave us an insight on what is exactly there behind the walls and the ceilings which cannot be seen through the naked eyes and Russell explained the technicality of the issues captured through thermographic inference.
Hopefully the acquired asset must be all right as per the report and I feel it will be...

They have been nothing but helpful, thorough and considerate, when it comes to assisting with inspection of our new home to be. All Comprehensive Pre Purchase Building Inspections are done in a fair and non-biased fashion. We are providing an objective assessment of the home and a detailed report of any faults so they can be attended to for the betterment of the building. It is vital that when investing in one of the most important purchases you will make, that the appropriate time is taken to ensure you are investing in a home that is sound of any structural risks, not to mention hidden or unseen risks that may come back to bite you later. As such, a CPBI or (Comprehensive Pre-Purchase Building Inspection) is designed to save you money.
A Comprehensive Pre Purchase Building Inspection is the highest level of building inspection that can offered in accordance to Australian guidelines set out under AS 4349.1–2007. This covers all items offered in the basic structural Pre Purchase Building Inspection, in addition to items within the interior of the building as well as detailed items in the roof space of your home.
An additional fee of $60 will apply to houses with a granny flat. Further fees may also apply if the house has more than 2 bathrooms and 1 kitchen.

If your report finds defects, can i withdraw from the purchase contract?
All of our building and pest inspections are in accordance with Australian Standards which means they are recognised by solicitors and real estate agents. The evidence or proof which is enclosed in our reports can be used by you and your solicitor to assess whether the contract has certain conditions to enable you to rescind the contract.
How much is a comprehensive pre purchase building inspection?
Based on 4×2 home, a Comprehensive Pre Purchase Building Inspection costs $349.
What is the difference between a COMPREHENSIVE building inspection and a BASIC building inspection?
Both are carried out according to Australian Standards.
However, our comprehensive pre purchase building inspections simply go one step further by inspecting and carefully assessing additional areas of the property that are normally not inspected by most inspectors.
Additional inspections include: roof cavity, building interior, electrical testing, plumbing inspections, appliance inspections and air conditioning inspections. These are often the areas that have defects that can be a major cause of concern.
Our comprehensive and basic building inspections both include full and complete photo reporting.
