- We issue a detailed and customised report, broken down into easy to understand sub sections, each section containing the possible defects attached to the relevant image/s. The report subsections are identified in order of safety related issues, followed by possible major defects, followed by minor defects and maintenance items, in some cases rapid meth testing results that can be performed on the property, and finished off with a comparative summary – It does not end there, once the report is sent, we include a consultation to ensure the buyer is made fully aware of the property inspected and to give a complete reporting breakdown to ensure what we have provided is understood in line with the relevant Australian Standards AS4349.

I posted the following last Friday 6 September "Your inspector missed a major structural fault. Window had been removed by former owner lintel support removed supporting the roof of our garage not good enough". Russell contacted us and visited our home and explained that we had not contracted his company to inspect our free standing garages - these are not included in a review unless the owner specifically requests this. Despite the fact that this was not his oversight Russell visited us and offered to pay for the bricklayer to build brick piers to support the garage roof. Russell was concerned that we were out of pocket because of our oversight, hence his offer. Note to self read the contract in future !! Free standing garages are rare in Perth nowadays this problem probably does not occur very often. Russell really does care about his customers. Russell will also make sure that clients are made more aware in future of this and I suggested that the report could have included a note about the garage being present but not included in the report. Exceptionally thorough inspection completed by Russell. We got a combined building and termite inspection and received an 82 page report with so much detail and pictures. Major structural defects were detected and Russell was available to discuss the report further and even recommended a trade to conduct the work. Highly recommend, other building reports we received previously were sub standard at best.
Russell was so helpful in presenting the real condition of the property and in explaining the issues that might or might not cost me after the acquisition of the asset. I have added the thermography to ascertain the real condition of the property. Thermo report gave us an insight on what is exactly there behind the walls and the ceilings which cannot be seen through the naked eyes and Russell explained the technicality of the issues captured through thermographic inference.

These guys have been incredibly thorough. We bought a house and our agent recommended a different company who were not as thorough and said the house was fine. Best decision I made. Russell is an absolute legend. Answered all my questions, explained everything beautifully, patient, and most importantly - had my back when dealing with the builders. I had to go through 2 PCIs with the builders, finally on the 3rd did they fix all the issues. Russell carried out the PCI (Practical Completion Inspection) for our first property (in Willetton) on Wednesday the 21st of September 2022. He conducted the inspection very professionally. He arrived well in advance at the property. So, when we went to meet him at the site he was already halfway through the inspection.
After he had finished inspecting the home he discussed, both with us and with the Builder appointed Site Supervisor, about the various aspects of the inspection in plain & clear terms. The discussion was a learning experience for us (the clients) as we learnt some essential things about building structures.
Inspection Report was detailed, specific and clear. Also, his T&Cs are acceptably good. Last but not least, his service is reasonably priced and is affordable. If asked I will definitely recommend him to my friends and I am confident they will thank me for recommending Russell & WA Building Inspections.

As such, a CPBI or (Comprehensive Pre-Purchase Building Inspection) is designed to save you money.
A Comprehensive Pre Purchase Building Inspection is the highest level of building inspection that can offered in accordance to Australian guidelines set out under AS 4349.1–2007. This covers all items offered in the basic structural Pre Purchase Building Inspection, in addition to items within the interior of the building as well as detailed items in the roof space of your home.
An additional fee of $60 will apply to houses with a granny flat. Further fees may also apply if the house has more than 2 bathrooms and 1 kitchen.

What do you include in the report?
We document our finding, defects and commentary in plain-english. Our comprehensive building inspections also include comprehensive and full photo reports.
If your report finds defects, can i withdraw from the purchase contract?
All of our building and pest inspections are in accordance with Australian Standards which means they are recognised by solicitors and real estate agents. The evidence or proof which is enclosed in our reports can be used by you and your solicitor to assess whether the contract has certain conditions to enable you to rescind the contract.

What is the difference between a COMPREHENSIVE building inspection and a BASIC building inspection?
Both are carried out according to Australian Standards.
However, our comprehensive pre purchase building inspections simply go one step further by inspecting and carefully assessing additional areas of the property that are normally not inspected by most inspectors.
Additional inspections include: roof cavity, building interior, electrical testing, plumbing inspections, appliance inspections and air conditioning inspections. These are often the areas that have defects that can be a major cause of concern.
Our comprehensive and basic building inspections both include full and complete photo reporting.
Is it cheaper to combine the BUILDING inspection and the PEST inspection?
Yes! Our combined comprehensive pre purchase building + pest inspection is our most popular service and our best value.
