We were at PCI stage and were wondering if we needed a Building Inspection done. Alot of people kept saying to get it done just to be safe. I was very happy we decided on it. We kept searching for a building inspector and came to know about WA Building Inspections Perth. David (our inspector) was very professional, explained what he was looking out for, also appreciated some issues I had noticed and his report was very very clear, concise, and easy to understand. We had a phone call meeting to discuss the matters after report was received. He had noted all the issues, tagged them and had pictures taken for easy reference. Alot of issues I honestly wouldn't have known were an issue if not for David. In today's times when things are so expensive WA Building Inspections had very competitive pricing. I posted the following last Friday 6 September "Your inspector missed a major structural fault. Window had been removed by former owner lintel support removed supporting the roof of our garage not good enough". Russell contacted us and visited our home and explained that we had not contracted his company to inspect our free standing garages - these are not included in a review unless the owner specifically requests this. Despite the fact that this was not his oversight Russell visited us and offered to pay for the bricklayer to build brick piers to support the garage roof. Russell was concerned that we were out of pocket because of our oversight, hence his offer. Note to self read the contract in future !! Free standing garages are rare in Perth nowadays this problem probably does not occur very often. Russell really does care about his customers. Russell will also make sure that clients are made more aware in future of this and I suggested that the report could have included a note about the garage being present but not included in the report. Thank you for caring about us Russell. I would now Rate WA Building Inspections as 5 stars

Exceptionally thorough inspection completed by Russell. We got a combined building and termite inspection and received an 82 page report with so much detail and pictures. Major structural defects were detected and Russell was available to discuss the report further and even recommended a trade to conduct the work. Russell was so helpful in presenting the real condition of the property and in explaining the issues that might or might not cost me after the acquisition of the asset. I have added the thermography to ascertain the real condition of the property. Thermo report gave us an insight on what is exactly there behind the walls and the ceilings which cannot be seen through the naked eyes and Russell explained the technicality of the issues captured through thermographic inference.

I will like to commend my 100% recommendations, for Russell and the crew at wa building inspections Perth . They have been nothing but helpful, thorough and considerate, when it comes to assisting with inspection of our new home to be. With the help of Russell, we have established a lot of flaws in our build, that we wouldn’t have picked up nor would the supervisor of the building company would have mentioned it.

I called Russell for a last minute building & pest inspection and although he was very busy, he still managed to squeeze us in. He completed a very detailed report, which both our broker and conveyancer made comments on how impressed they were with how through he was, which is a huge compliment to him and his service! Russell McCarthy was able to fit us in very last minute despite already being booked out. We had a strict contract deadline and the outcome of his review was going to determine the success or failure of our property purchase. Russell carried out the PCI (Practical Completion Inspection) for our first property (in Willetton) on Wednesday the 21st of September 2022. He conducted the inspection very professionally. He arrived well in advance at the property. So, when we went to meet him at the site he was already halfway through the inspection.
After he had finished inspecting the home he discussed, both with us and with the Builder appointed Site Supervisor, about the various aspects of the inspection in plain & clear terms. The discussion was a learning experience for us (the clients) as we learnt some essential things about building structures.
Inspection Report was detailed, specific and clear. Also, his T&Cs are acceptably good. Last but not least, his service is reasonably priced and is affordable. If asked I will definitely recommend him to my friends and I am confident they will thank me for recommending Russell & WA Building Inspections.

After being let down by another provider on short notice WA Building inspections managed to fit us in for inspection by the deadline set in the contract, the report we received was fantastic, not only showing the required elements for the structural and pest inspections, but also items that we aught to know.

Russell was very helpful and very fast in responding. I was struggling to get confirmation from my building inspector regarding whether the brickwork perps on my facade, which are to be rendered are compliant. Russell reviewed my photos that included measurements, and responded super fast to advise they were noncompliant with the national code. I wish he was in Qld so I could get him to do my final house construction inspection!

I posted the following last Friday 6 September "Your inspector missed a major structural fault. Window had been removed by former owner lintel support removed supporting the roof of our garage not good enough". Russell contacted us and visited our home and explained that we had not contracted his company to inspect our free standing garages - these are not included in a review unless the owner specifically requests this. Despite the fact that this was not his oversight Russell visited us and offered to pay for the bricklayer to build brick piers to support the garage roof. Russell was concerned that we were out of pocket because of our oversight, hence his offer. Note to self read the contract in future !! Free standing garages are rare in Perth nowadays this problem probably does not occur very often. Russell really does care about his customers. Russell will also make sure that clients are made more aware in future of this and I suggested that the report could have included a note about the garage being present but not included in the report. Thank you for caring about us Russell. I would now Rate WA Building Inspections as 5 stars

Russell recommended the thermal inspection which revealed some mould behind some walls..which then revealed a plumbing leak that would have totally gone unnoticed without the thermal camera. Exceptionally thorough inspection completed by Russell. We got a combined building and termite inspection and received an 82 page report with so much detail and pictures. Major structural defects were detected and Russell was available to discuss the report further and even recommended a trade to conduct the work. Highly recommend, other building reports we received previously were sub standard at best.

Russell was so helpful in presenting the real condition of the property and in explaining the issues that might or might not cost me after the acquisition of the asset. I have added the thermography to ascertain the real condition of the property. Thermo report gave us an insight on what is exactly there behind the walls and the ceilings which cannot be seen through the naked eyes and Russell explained the technicality of the issues captured through thermographic inference.
Hopefully the acquired asset must be all right as per the report and I feel it will be...

I will like to commend my 100% recommendations, for Russell and the crew at wa building inspections Perth . They have been nothing but helpful, thorough and considerate, when it comes to assisting with inspection of our new home to be. With the help of Russell, we have established a lot of flaws in our build, that we wouldn’t have picked up nor would the supervisor of the building company would have mentioned it.

Russel McCarthy was absolutely 100% on the mark and worth twice the money I outlaid vs what it would have cost me to fix mistakes he picked up during my house build.
Sarah in the office was always fast to schedule in times to check the key completion stages of the build for checking and Russel was always on point for the right standards and even just the minimum quality finish of works completed by all trades.
They were also flexible with a whole range of payment options.
Apologies for being blunt but if you are building or renovating these days it is a no brainer to have an inspector in your corner.

Best decision I made. Russell is an absolute legend. Answered all my questions, explained everything beautifully, patient, and most importantly - had my back when dealing with the builders. Russell McCarthy was able to fit us in very last minute despite already being booked out. We had a strict contract deadline and the outcome of his review was going to determine the success or failure of our property purchase. Russell carried out the PCI (Practical Completion Inspection) for our first property (in Willetton) on Wednesday the 21st of September 2022. He conducted the inspection very professionally. He arrived well in advance at the property. So, when we went to meet him at the site he was already halfway through the inspection.
After he had finished inspecting the home he discussed, both with us and with the Builder appointed Site Supervisor, about the various aspects of the inspection in plain & clear terms. The discussion was a learning experience for us (the clients) as we learnt some essential things about building structures.
Inspection Report was detailed, specific and clear. Also, his T&Cs are acceptably good. Last but not least, his service is reasonably priced and is affordable. If asked I will definitely recommend him to my friends and I am confident they will thank me for recommending Russell & WA Building Inspections.

Why we recommend Advanced PCI for every build
The defects Advanced PCI catches are routine, not rare:
- Insulation gaps that fail the contracted R-value
- Floors sitting outside tolerance
- Ceiling heights that don’t match plans
- GPOs and data points missing or misplaced
- Roof defects invisible from ground level
Warranty covers these items. But warranty means a process. Handover rectification means the trades are already there.
$500 extra at handover, or months of warranty coordination/building disputes later. For most buyers, it’s not a close call.
Can I upgrade after I've already booked the Standard?
Yes. You can upgrade any time before your inspection is carried out. Reply to your booking confirmation or call us on 1300 236 363. The difference is invoiced at the time of upgrade.
What if the drone or thermal scan doesn't find anything?
That’s a good outcome — it means your build is tracking well. You still get the documented technical record: verified measurements, thermal imagery of ceiling insulation, roof imagery and floor level data. That record stays useful throughout your warranty period.
Do I need to be on site during the inspection?
You’re welcome to attend but not required. We conduct the full inspection regardless, and walk you through findings in a post-inspection call. Your report is delivered within 24 hours.
What happens if defects found at PCI aren’t fixed by the builder?
If issues identified during your Practical Completion Inspection (PCI) are not rectified, you can escalate the matter with formal, documented evidence.
The next step is a Defects and Liability Report, which expands on the PCI findings and formally documents all defective, incomplete, or non-compliant work in line with the building contract, NCC, and Australian Standards. This report is structured specifically for dispute resolution.
If the matter escalates to mediation, SAT, or legal proceedings, an Expert Witness Report may be required. This is a higher-level report prepared for use in formal disputes, with the option for our expert to attend hearings and support your case.
This process ensures your claim is backed by clear, independent evidence—not just opinion.
Can the report be used to raise issues with the builder?
Yes. Both reports are formatted as defect lists referenced against AS4349 and, where relevant, your contracted plans. Builders are accustomed to receiving them — the measurements and imaging in the Advanced report simply make certain items harder to dispute.
I didn't have stage inspections done during my build. Should I get the Standard PCI or Advanced PCI?
Advanced PCI, every time. Without stage inspections along the way, defects from the slab, frame, and pre-lining stages never got a set of professional eyes on them. Many of those items are still visible and testable at handover — floor levels, electrical layout against plans, insulation coverage, shower waterproofing, room sizes and ceiling heights — but only if you know where to look and have the right tools. The Advanced PCI is specifically designed to catch up on compliance items you’d have picked up earlier in the build, while you still have negotiating leverage with the builder.
Is everything in the Standard PCI still included?
The Advanced doesn’t replace anything — it builds on the baseline. Every check, every photo, every defect captured in the Standard report is still there. Seven additional technical layers on top.
You’re not choosing between two inspections. You’re choosing how complete you want the handover record to be.
Isn't the Standard PCI enough for a straightforward build?
For many builds it is. The Standard PCI is a thorough, AS4349-compliant inspection that catches the majority of visible workmanship issues. The Advanced PCI exists for buyers who want the items a visual inspection can’t reach — insulation verification, floor levels, ceiling heights, room measurements, electrical layout, and the parts of the roof beyond ladder access — documented as well.
If warranty covers everything anyway, why upgrade?
Warranty covers you, but warranty is a process. A defect on the PCI list gets fixed as part of handover, often the same week, while trades are still on site. The same defect raised after handover means a warranty claim, rebooked trades, and waiting — sometimes months — sometimes these turn into formal building disputes and end up in the state administrative tribunal – all while you’re living in the home. The upgrade isn’t about legal protection, it’s about how easily issues get resolved.
How long does the Advanced PCI take?
Two to three hours longer on site than the Standard, depending on the size of the build. The additional time covers drone imaging, thermal scanning, level readings, measurement verification and the electrical layout walk-through.
